It is very customary right here in Cherokee County, Georgia, that sellers typically will pay the fee for both agents, if there are two agents involved, remember, the seller has an agent representing them, and then the buyer has an agent representing them.
It is typical, once again, that the seller of the home actually is going to pay their agent, a full fee, and then that agent has a separate agreement that is going to share their commission or pay part of their commission to whoever brings them a buyer. So once again, it’s very customary in Cherokee County, Georgia, that the seller is paying the total fees for both agents. Now you may be asking, what happens if the agent already has a buyer? That is totally negotiable between you and your selling agent, if they are representing both sides, it’s called dual agency, that happens quite often, and that is between them.
Typically, you’re still paying the full fee because they are doing exactly what you hired them to do, they’re bringing you a buyer. So anyway, that’s basically who pays the fee in Cherokee County, that is not a law, it is only what is typical. So every deal is a little bit different and you may negotiate something totally different or have another agreement that may be placed.
