Okay folks, so one of the common issues that a lot of people are coming up with right now in Cherokee County is that there’s a lack of inventory and they just are really afraid to put their house on the market right now because they’re fearful that it’s going to sell before they can find their next dream home. Sounds logical to me. However, let me kind of talk to you a little bit about what’s going on. Typically, when you go out and you find your next home in Cherokee County, the seller of that home is going to want to make sure that you are a qualified buyer. If you have to submit an offer on that new home and it’s contingent on the sale of your existing home, and you haven’t even put that on the market yet, the buyer is probably not going to take you very seriously. You’re not in a very good position whatsoever to make an offer on that new home when it’s contingent on the sale of a house that’s not even on the market yet. So you’re going to be at a disadvantage when you go in and try and negotiate the purchase of that new home, number one and number two they may not even accept the offer. They may just be like, “No, we’re waiting for someone that isn’t contingent on the sale of their existing home.” So there is a solution to that.
