Hey everybody, if you’re wondering what to expect in the real estate market in 2021, stay tuned, I’m going to give you insight.
All right, here’s what’s going on in 2021. Let’s kind of look back and see what was going on in 2020 first. Outside of everything else that we were dealing with in 2020 as it relates to real estate, it was actually a pretty strong market right here locally and Cherokee County and Canton and Woodstock and even Cobb County. The whole north part of Atlanta was pretty dang strong. So it was definitely what we referred to as a seller’s market which means that sellers were at a disadvantage, there was very little inventory on the market, there were a lot of buyers and not enough inventory so it really jumped up our pricing and it was really tough for buyers. So it was definitely a seller’s market, the transaction count that is the number of transactions that actually occurred over 2020 was very high, really? The pandemic had very little impact overall when we looked at 2020 as a whole.
So what’s it going to look like in 2021? Well, first of all, we are anticipating the mortgage rates to maintain at historically low rates that are going to definitely keep that buyer pool and the buyer demand continuing high. We continue to see prices rise as we don’t have enough inventory and the buyer pool is still very large. There’s a lot of people out there that are looking for houses. So that’s only going to push up values even higher than what we recognized in 2020.
We’re going to see and continue to see low inventories through 2021 as well. We are not anticipating an influx of homes that are going to be hitting the market. Once again, it’s kind of a unique time that we’re actually going through. So we’re going to be monitoring it really close but we’re really not anticipating an influx of inventory whatsoever. So we’re going to see a continued seller’s market through 2021, much like we had in 2020. So that’s really good news if you’re a seller, it might be a little tough if you’re still a buyer.
