First, make sure you reach out to an agent before starting any repairs or improvements to the property. We see a lot of sellers that jump right in and start making repairs or improvements that will not provide maximum return. It’s important to note that not all market areas are the same. For example, in some markets, Granit Counters will rerun three times the cost to install while in others, you won’t see a return at all. So, make sure you reach out to an agent that’s familiar with the market area, who can provide you specifically the best things you can to before selling your house and guide you on what repairs are going to provide you the greatest return.

The second thing is to make sure the agent you are hiring is a pricing expert.  80% of successful marketing is going to be the pricing of your property. Make sure they’re not just guessing at a price and that they actually have market knowledge. Have them show you their past results. One way to measure this is to ask for their listings taken to listing sold ratio. If they are only selling 90% of the listing they are taking… you may want to ask more questions. If you really want to see if they are experts, ask them how they determined the value difference between the price they suggested for your home compared to the comparables they used to determine your value. If they refer to a “pricing matrix sheet” that some other agent or appraiser gave them, you may want to ask a few more questions.
