All right, now you decided to sell the house and you’re starting to think, “Man, I keep on hearing this market is so HOT. “I’m just going to go ahead and put a sign up in the front yard and I’m going to sell it by myself. You’re thought is that you are going to save boatloads of money. Well, that may be true! I mean, if I was in your shoes, I may think the exact same thing. However, let me kind of throw some things out there and maybe you’ll reconsider what that is actually going to look like.

When you hire an agent or when you put the house out on the market in Cherokee County, Ga, you have to first decide if you are willing to pay another agent money to bring you a buyer or if you’re going to be looking for a buyer yourself. If you are willing to pay another agent to bring you a buyer, then really what you’re looking at trying to save comes down to maybe a couple thousand dollars, right? So, you really have to take into consideration your time involved with listing your own home and doing all the work involved.

One of the first things that I always try and tell people is you are now all of a sudden burdened with the fact that you’ve got to qualify buyers. You’ll understand real quickly that there’s a handful of different buyers out there. The first type is someone that is in a major hurry and needs to buy a house, like right away. Maybe they’re being transferred in from out of town, they took a new job, so they’re under the crunch of buying a house. Typically, when that happens, one of those buyers is always going to be using an agent, so you’ve got to be prepared to pay that agent to bring you that buyer, so keep that in mind. The second buyer that is out there is going to be the first-time home-buyer. Now, most first-time home-buyers in Cherokee County, Ga, need their handheld a little bit and for someone to actually guide them through the whole transaction. Again, they’re going to be using, most likely, an agent to go ahead and help ’em out with that process. The third type of buyer out there is investors. Now, investors are buying homes to make money on it, so they typically are going to be offering 50, maybe 60 cents on the dollar, so you’re going to have to navigate through those folks. The last category of buyers that are out there that you’re going to actually have to filter through are the folks that are just out there looking to look. We call ’em lookie-loos, right? So, they’re not really serious. They’re just kind of bored and they just like to go out and take a look at houses. And they can be a major time-consuming part of your day if you allow them and you don’t qualify them very quickly. Those are some of the reasons why you would consider at least allowing another agent to come in with a buyer that’s going to be helping you out with the transaction itself.

Now, another benefit that an agent’s going to be able to bring to the table is they’re familiar with all state forms that are used in a real estate transaction. If not, you’re going to have to get familiar with all of them because the buyer’s agent is probably going to be required to use the state forms because that’s what lenders use. So, there’s a number of different forms that we can, that you’re going to have to get familiar with and get ramped upon as far as when to use them, when not to use them, and then all the terminology that actually goes into those particular forms. So, an agent is going to be able to handle all of that for you. If you do decide to sell your Cherokee County home on your own, just be prepared, you’re going to be negotiating with an expert, someone that does this on a daily basis. And there are multiple points through the whole transaction period that are negotiating points. I’ve seen time and time again where for-sale-by-owners will lose more money through that whole negotiating process than they would’ve made if they were to just hire a professional, to begin with, and actually sell their house through a realtor.

Now, most for-sale-by-owners in Cherokee County, Ga, don’t realize that there are 148 time-sensitive tasks that are involved with the listing of your property all the way to the closing table. Some of those are critical. Not all of ’em, of course, but there are a number of those tasks that are critical and time-sensitive. You miss one of those, you may be in breach of contract and get yourself into hot water. A professional Cherokee County agent is not only going to take that liability of those time-sensitive tasks off from you, but they will actually be managing those tasks for you. Selling real estate is much more than just putting a sign in the front yard, hopefully getting the pricing right, and then advertising it on some of the sites out there. There’s a number of things that are very critical in the whole process.
