Hey, everyone, Tom Townsend with Townsend Realty Group and Keller Williams. I am outside of one of our new listings and I wanted to share with you just a few things tips on preparing to sell a house in Pickens County. If you’re thinking about selling your house, I’m going to point out a few things that we really encourage our sellers to do to get their house ready to sell. This particular client did a really good job of doing preparing. This will help you mentally and visually be able to see exactly what we’re talking about as far as getting your house prepared.
First of all, I’m up in Pickens County, Jasper, Georgia. Yes, there are mountains, but look at the property! When we talk about curb appeal, your goal is to stand out and make it pop. Buyers should LOVE the home, right from the time they drive up… You want your house to be the prettiest one on the block. Notice how nice and lean everything is? I mean even the mailbox is perfect. The yard is absolutely pristine – it’s about as pristine as you can get. It very well manicured. The front of the house looks great as well. It’s freshly painted, the gutters have been cleaned out and the trees have all been trimmed up. See how the trees are all trimmed up really nice?
She has fresh pine straw down to cover everything up and the driveway has been power washed. It’s looking really good. All the exterior lights are straight and in line and actually work. Look at how manicured the trees are. She even has I nice hammock over in the corner. Then as you look at the front of the house, it’s just really pretty. This is what we talk about when we talk about getting the front of the house and that curb appeal to look really, really nice. I’ll take some more pictures inside, but this is a great example of what we mean about curb appeal.
Notice the subtle staging and making the house look nice and neat and spacious and having plenty of room without totally depersonalizing it. We understand that most folks are still living in homes, but this is a good example of what we’re talking about when preparing your home for the market. The home is clean, orderly, lights are on and there is not an overwhelming amount of personal items. There’s a few, but not too much. It’s just a good, great example of staging your house.
Although the home is a little older you can see they’ve kept great care of it. That’s really important as well, making sure that you update things. If you’re trying to maximize the dollar amount of the property, obviously updating it as much as you possibly can is a great idea. They have new floors, changed out all their hardware on the doors, and the little things throughout. The little things add up to make a big difference. Obviously in the kitchen, they’ve done a little bit of remodeling with new flooring. They have newer updated toilets, tile, and again its clean. Everything is very organized and put up and has its place. This home shows really, really well.
Here’s the back deck with a breathtaking view of the mountains. This is why people move to Pickens County… It’s so peaceful and still convenient to employment centers.
