If you are wondering, “Do I Need a Realtor to Buy Or Sell a House?” Stay tuned cause I’m going to give you some great advice. So, folks, this is how the scenario goes. Usually, we’ll get a call and I got Jane over here too. She’s going to interject every once in a while. Cause she takes a lot of our phone calls here at the office. We get tons of calls from people that basically want to go look at a house. They’ll say, “Hey, I saw this house online at 123 main streets, wondered if you would go show it to us.” Is that right? Jane? Yes.It happens a lot.

Yeah, happens all the time.

So usually I take a deep breath, and go, “Okay, before we run out and show you this house, there’s a couple of things that we need to know.” So here’s the great thing about all the properties being online and the challenging thing of having all the houses online is; number one it’s great to be able to see all the houses online, right? Super easy for you to go look them up. The challenging thing is, that’s about step 9 out of a 15 step process that we actually go through with buyers. So we have to kind of backtrack and actually have a fairly quick conversation with whoever’s on the phone because all they wanted, they wanted to go look at the house, right? And they’re going to hang up and they’re going to call another agent. That’s going to help them open up that door. That’s all they’re focused on. But just keep in mind, this is what you need to know before you actually go and take a look at that house, and what we need to know about the buyer.

Number one, do you currently have a house? And do you have to sell that house in order to buy a new one? That’s usually number one.

Number two, how do you plan on buying this house? Is it going to be cash? Are you financing? How are you going to acquire this property?

Number three, what is your timing? Are you just looking around? or are you going to be homeless in 10 days? That’s important information that we need to know. If you are going to be borrowing money, are you already working with a lender? What kind of financing are we going to be using? How much money are you going to be putting down on the house? What other assets do you have, that we can utilize?

Once again in today’s market, It is extremely competitive. And if you have an agent or if you just find an agent out on the street, that is still using all the old techniques that we used years ago, you’re probably going to find yourself homeless or very, very frustrated. So it’s really important for you to understand the value that an agent brings to you in order to secure and buy a home.

The other thing is, we need to know what your tolerance level is when it comes to negotiating and buying a house. For example, if we go to show this house to you today, are you ready to write a contract that is extremely aggressive, and is designed to win? And are you ready to put one to 5% down on that property? That’s what it’s going to take in this market today.

So there’s a lot of things that we need to actually get cleared up and have a conversation around before we just run out and show you 123 main street. So anyway, hopefully, that was enlightening to the fact that you really need to get an agent on board with you in order for you to hit your goals before you actually just call someone up and have them open up the door for you. What did I miss Jane?

Well also, why don’t you mention how competitive the market is, and if you don’t have an agent, that house you want to go look at, it’s going to be gone by the time you get there.

Awesome point. Typically, by the time you see it online, through whatever portal you’re using now, that house is probably already gone. It already has multiple offers on it. A good agent will be looking for opportunities or houses for you that are not quite on the market yet. We network with tons of agents out there. We’re constantly reaching out to them and asking them, what do you have coming up? And we’re also sharing with them, your buyer profile. I have a buyer that’s looking for a 3 bedroom, 2.5 bath in this area. This is their price point. We’re asking them, do you have anything coming up? So we get that information and we carry that obviously back to our clients before that for that property ever hits online. Because I’m telling you by the time it hits it online, it’s gone, right.

Either that or you’re behind the eight ball and you’re scrambling. And we’re trying to figure out, are you a cash buyer or not? We’re trying to answer all those questions that I went through earlier and they’re already receiving offers. Right?

Yeah. So yeah, that’s a good point. So anyway, it’s great to look at, shopping, just kind of window shopping, love the internet. I do the same thing. Go online and look at properties all day long. But if I’m a serious buyer, if I got to buy a house, I’m getting myself in a relationship with an agent like pronto. Right? So anything else, did I cover everything?
